With the demolition out of the way, the first order of business was to, as much as possible, seal the exterior of the space I was using. I used OSI SC-175 Draft and Acoustical Sound Sealant. I ended up using a lot of that caulk, almost 2 cases!
At this point in construction, I caulked all cracks, seams, joints, holes and anywhere air could escape. If air can get through, sound can get through. Here are a few pics of some of what I caulked.
Especially leaky are electrical boxes. I went nuts with the caulk to try to seal these. Please pardon the focus problems, as will become apparent, I don't have great photographic skillz.
